Bang Saray is a seaside sub-district of Sattahip, Chonburi, about 25 km south of Pattaya along Sukhumvit Road. It still feels like a fishing village — far quieter than Pattaya or Jomtien — which makes it popular with holiday-home buyers, retirees and families who want the sea without the crowds.
Properties here fall into two groups: the beach side (between Sukhumvit Road and the shore), within walking distance of the beach and seafood restaurants, and the hill side (across Sukhumvit), where buyers get larger plots at a lower price per square wah — ideal for pool villas and detached homes on big land.

Bang Saray is in Sattahip district, Chonburi, about 25 km south of central Pattaya — roughly a 25–35 minute drive along Sukhumvit Road.
The beach side lies between Sukhumvit Road and the sea, a few minutes from the beach, with higher land prices. The hill side is across Sukhumvit Road and offers larger, quieter plots for the same budget — well suited to pool villas and homes on big land.
Under Thai law foreigners cannot own land directly, but they can own condominium units freehold within the foreign quota (up to 49% of a building's saleable area), or use long-term leases for houses and land. Always have a lawyer review the contract.
Tenants are mainly retirees, long-stay expats and high-season tourists. Beachfront condos and pool villas rent best, but expect longer vacancies in low season than in central Pattaya.
