Chonburi is the EEC's largest market with 43,591 units for sale (-2.4%). New project launches jumped 112.9% year on year. The all-types total is higher than condos plus houses because it includes other types not shown separately. Figures are as published by REIC; supply minus new sales does not exactly equal unsold units, likely due to different counting bases in the release.

What it means for buyers and sellers

  • Houses in Chonburi are a buyer's market. With about 54 months of stock, developers have room for discounts, free extras or paying transfer fees.
  • Pattaya–Na Jomtien condos are selling faster, so well-located or sea-view units may have less room for negotiation than a year ago.
  • Foreign-quota condos likely have a broader buyer pool — an inference from rising national transfers to Russian buyers, not local data — sellers should market in English and state quota availability clearly.
  • Anyone planning a sale should consider completing it before the new land appraisal takes effect on 1 January 2027.
